Cash Transaction

This is usually a cash transaction with no lender involved. Or, we are working a traditional transaction for a real estate agent or brokerage.

Subto Wholesaler A-B

A transaction where a wholesaler is buying from a seller SUBTO the existing mortgage. The mortgage stays in the sellers name.

Subto Buyer B-C

The wholesaler assigns a Subto transaction to an end buyer for a fee. The mortgage is staying in the sellers name.

Novations & Wraps

A complex creative finance purchase where there is a seller carry, and a subto transaction all within the same purchase.

Hybrid

Property is purchased with seller’s lien(s) staying in place AND all or a portion of the seller’s equity is held as a second position lien.

Contract Consult*

If a person in a transaction needs help understanding their contract, we can help with that. Provide us a copy, book a call, and we will walk through it.

Seller Finance

When the seller of a property agrees to finance the transaction instead of the buyer using a traditional bank. This saves time & benefits both parties.

Lending PML & EMD

We will transact for private money lenders, and short term earnest money lenders when they are lending on to a buyer.

Loan Servicing Setup*

The facilitation of setting up mortgage payments, and other misc. monthly payments with a 3rd party servicing company.

Rush Service Fee

Nobody likes to be rushed. If you bring us a contract that needs to be closed in 2 weeks or less, we will try our best, AND we will add a rush fee.

Insurance Set Up

Setting up insurance is part of post close servicing. We offer this service separately for investors who do not have time to do this themselves.

Morby Method

A unique transaction specific to the world of Pace Morby, and his SUBTO mentorship. These transactions are often complex.

Post Close Set Up*

After closing, the deal is not done. Often times there is an HOA, insurance, utilities, and power of attorneys that need attention.

Seller Walk Through

If your seller needs some help understanding their deal, and the investor is unsure what to say, we can step in and help explain the details.

STR Post Close Setup

STR’s have special needs when it comes to transferring services for utilities, lock box information, internet service etc.

A T.C.’s job starts with a completed contract to review. We are way more than paper pushers or admins. We do not fill out contracts, but we can help facilitate the process. Our job is to be the glue that holds transactions together, and to build relationships with all parties involved in order to facilitate moving the real estate transaction to a closed status. Our team is AMAZING!. Unless you were referred to a specific transaction coordinator, your transaction will be handled by the first TC available. In the situation your file is specific to one of our individual specialties, then your file will be handled by that TC.

Yes! We are able to provide TC services in all states for investor transactions. Some states, or brokerages require a state certification to transact agent files. In this situation, if we are not certified in that state, we will joint venture with another amazing TC who is.

Most investor, and agents prefer to work remotely. And when we are working on files across the country, in person services are not possible to perform. That being said, if you are close by and it makes sense to meet over coffee, we are always up for the adventure!

Do you like to work for free? We don’t!

Too many times we have done hours of work, only to have the deal fall through at absolutely no fault of ours. This is why we charge a 50% deposit. If the deal falls through, and does not close, we do not collect the remaining 50% of the fee.

In order to open escrow we need a completed contract. When you upload your contract, and any supporting documents, we will review them for accuracy, and completion. We will need all contact information for the parties in the transaction, and the title, escrow, or closing attorney you are wanting to use. If you don’t have any, we will provide you with a list of providers recommended by others that you can choose to use, or not.

From here , in order for the transaction to close on time, we need you to be responsive to emails, and requests from us, as we will be relaying information from the title company, or attorney as needed.

We are not attorneys. We are not licensed to fill out legal contracts.

Additionally we have no idea what you have agreed upon with the other parties in your transaction. It is the buyers job to fill out their own purchase contract. It literally takes 5-10 minutes. We will review the contract with you in person or via zoom, to make sure the contract dictates what you are wanting to convey, and to make sure it is complete.

Additionally, we do not underwrite, or negotiate your deal for you. In the situation there needs to be renegotiation becuase of a lien, we will help you understand the reports, however negotiation with the seller is part of your role.

If you we have never worked with you, you will need to book a free 15 minute consult with us! We want to chat about your deal, and get to know how you work. If you are a recurring client, submit your deal through the button on our homepage, and we will respond within 24 hours.

Our fees are listed above! If they are going to be any different than what is listed, we will discuss this with you. Some reasons why the fee’s may change could be because of a rush service, or services that extend beyond 45 days such as post close, or loan servicing set up.

We will respond within 24 hours of you submitting a deal through our online portal. If it is a Saturday or Sunday, we will respond on Monday. If you are in a situation where you need a file looked at immediatly, you may DM us on Instagram or FB, or message us via email.

We charge a rush fee for all consults that need to be done immediatley. The fee will be $100 + a $50 rush fee. We also charge a rush fee for all files that have a close date of 2 weeks or less from the point of contact with us. We really want to be able to help you, but realize that in some situations, time is not on our side. If we are available to work a rush deal, our fee is $300 on top of the fee for your transaction type.
